Inspections, Insurance and Details
Once your contract is accepted, you can rely on your Sandy Bender Realtor® to make sure that you stay within the time frames of the contract. We will coordinate your contract with your lender and title company. We will be suggesting building inspectors who are ASHI certified for that valuable inspection of your home. We will guide you through obtaining homeowners insurance, as well as recommending a title company who will do your title search and order a survey of your property.
Being experienced in buildings and their construction, your Sandy Bender Realtor® will attend your inspection with you to help you understand what your building inspector has discovered. Afterwards, we will work with you on writing up a proposal for repairs with the aide of the written report from the building inspector. We are skilled in negotiating and have knowledge of several contractors that we can recommend for bids or repairs.
We will make sure that all deadlines are met, including the deadline for homeowners insurance. Insurance concerns have become a large part of purchase contracts within the last few years and your Sandy Bender Realtor® will help you understand the importance of the deadlines.
All the while, we will be in touch with your lender, making sure that between lender, title, insurance and inspector…your contract runs smoothly!
Your title company will begin a title search and order a survey. Within the timeframe, any encumbrances or clouds will be addressed with your agents help, making sure that you can take title without a care in the world!
